Do I have to make an appointment to view the inside of a property?


You do not have to make an appointment to view a property. All you have to do is come to our office during our showing hours after you have driven by the property. We ask that you drive by the property first because you may eliminate a property by looking at the property and neighborhood. Here is a list of our showing hours:

Monday through Thursday 8:30 - 4:30
Fridays 8:30 - 4:00
Saturday 8:30 - 1:00


What do I do once I find a property I’d like to rent?


The first step to renting a house or apartment is to complete an application. Triad will use the application to run a credit and eviction check and verify income. There is a $30 screening fee per applicant.

What are the lease agreements?


Triad offer’s a variety of lease options. The typical lease is 6 months. However, month to month lease options is available for an additional 10% monthly. Longer leases are also available for your convenience. After your lease period has expired, you tenancy will become month to month for the remainder of your stay. 1 year or longer leases may be extended, if desired (Property Management approval required for lease renewals and/or extensions).

Can Triad hold a property for me?


Triad can hold a property for up to 2 weeks upon payment of the security deposit. If you decide to back out or choose another property, you will loose part of your security deposit. We will not hold or rent a property “sight unseen”.

How much is the security deposit?


The security deposit is generally the same amount as the rent, but it is based on your credit/eviction results. Your security deposit can be increased due to a low credit score, collections, bankruptcy etc. Your security deposit is fully refundable granted you have fulfilled your lease, left the property clean with no damages, and you have had the carpets cleaned to our standards. 

What if I have pets?


Most houses allow pets with an additional pet deposit. Most apartments have “No Pets” policies. The pet deposit is $300 and is fully refundable granted there are no damages due to the pet. 

How are repairs taken care of?


You will report all maintenance issues/repairs to Triad Realtors. We will send out maintenance personnel to make all repairs. Repairs caused by normal use and wear will be performed at no charge to the tenant. The tenant will be billed for any repairs that are tenant caused or are a result of negligence. Some of these tenant bills can be: holes punched in walls, foreign objects in toilets, plumbing, and garbage disposals, broken windows etc.

Where/How do I pay my rent?


You will pay all rent, late fees and security deposits to Triad Realtors. Triad Realtors does not accept any credit/debit cards. All payments must be made in cash, check, cashier’s check or money order. You can bring your payments into the office personally, mail them in, or drop them off in the drop slot by the front door. You may not put cash through the overnight drop slot for safety reasons. Please only put a check or money order through the slot.

What is the move out process?


When you decide to move out of a property you must give Triad a written 30-Day notice. The best way to give a 30-Day notice is to come into the office where the receptionist will help you fill out a pre-typed notice. At that time you will get the option to schedule a pre-inspection and you will be given your pro-rated rent for the next month (if applicable). You will be given a list of move out procedures which contains a list of necessary cleaning that will have to be done in order to receive your full deposit back.

How long does it take to get my security deposit back?


The length of time it takes to get your security deposit back depends solely on you and the condition you leave the property. If you leave the property clean with no damages and you have steam cleaned the carpets you can receive your deposit within a few days. If Triad has to have cleaning done, damages repaired, carpets cleaned, or have the yard cleaned up it can take up to 21 business days to get your security deposit back.

What if I owe more than my security deposit covers?


If your security deposit does not cover your charges at the time of move out you will be sent a disposition showing how much you owe and what you owe it for. Such as rent, cleaning, damages etc. If you do not respond to Triad your debt you will be turned over to a collection agency that will then notify you of the debt and place the debt on your credit report.
